SIPs Costings

From the very beginning when we started SIP Build UK the question that was always first from any potential customer, architect, contractor or housing provider was – How much does it cost to build a house using SIPs.  The answer that is always given by the industry is a pause a suck through ones teeth and a muttering of well it depends, how long is a piece of string, every project is different!! 

Well after well over a decade designing manufacturing and installing SIP houses we are very well qualified to answer the question but have all the reservations and teeth sucking that we have mentioned!

So here goes !!

If we look to break down SIP houses into 3 categories to help provide some context that will allow us to provide a broad scope for the cost.  The categories will be:

• Simple structures with limited glazing and no feature windows and the building stacks storey to storey.
• Mid range efficient architecturally designed homes with some feature windows but stacking storeys and maybe a couple of architectural features.
• Architecturally complex structures with cantilevers and large amounts of additional structure.

The images here show a representative house for each category. We have completed simply designed projects that produced amazing homes along with many more technically complex projects that have created truly amazing spaces.

Years worth of our data has been drawn from to make these comparison prices and we believe that they are a true reflection of costs. They are however, only to be used as a guide and the adage of every project is different really does ring true!

For all prices we have included for the design, engineering, manufacture and installation on site of the system. This includes SIP external walls and roof, all internal walls – load bearing and non load bearing, intermediate floors and floor decking and all additional structure required such as steel / glulam for the frame. Cranage is also included.

Using the above as a starting point we would expect to see a 200m2 house (approximately 7m wide x 7m deep x 2 stories) as follows:

1) Simple Structures – £45,000 -£55,000
2) Mid Range – £55,000 – £65,000
3) Architecturally Complex – £65,000 +

The costs provided are totally indicative and should be used informatively and not part of any detailed budgeting process. How long is a piece of string comes to mind!!!
We do hope however that this helps to provide a picture of what can be achieved with our structures within different budget ranges.

The level of detail provided for an estimate will ultimately determine the detail and quality of the estimate returned.

The minimum requirement for an estimate to be completed is architectural drawings in PDF format including floor plans and elevations. JPEG, pictures and planning portal links don’t work as we cannot scale from them accurately. 

A site address is also needed to indicate location and assess any access issues at an early stage.

However, if our estimating team were to have a wish list of information it would include architectural PDF drawings including…

• Floor Plans
• Elevations
• Sections
• Site Plan
• Specification (U values)
• Roof requirements (flat or vaulted ceilings internally)
• Wall Finishes
• Roof Finishes
• Engineering (Unlikely)
• Solar or renewables such as MVHR, UFH, ASHP, GSHP
• Time frames
• Planning permission
• Desires for the project

We can provide an estimate once we receive a full set of architectural drawings, including floor plans, elevations and thermal requirements. We specialise in full new-build structures and do not price small domestic extensions.

Yes. We design, engineer, manufacture, supply and install SIP super structures for self builders, residential developers, educational and commercial projects.

To provide an accurate quotation, we’ll need a full set of architectural drawings, including:

1. Floor plans
2. Elevations
3. Thermal requirements

We specialise in full new-build structures, including self-build projects, bespoke residential schemes, educational buildings and commercial developments.

We do not price small domestic extensions. 

Once we’ve received your drawings, our estimating team will review your project, assess the buildability and thermal requirements, and prepare a clear SIP Build UK proposal.

Our SIP estimates are based on the full scope of the SIP system, including design, engineering and on-site installation. To provide an accurate estimate, we review the project drawings supplied by the architect.

Our SIP cost estimates are based on the full SIP system and typically include the design, engineering, manufacture, supply and on-site installation of the SIP superstructure.

At SIP Build UK, we design, engineer and install all of our projects, working to the final dimensional drawings provided by the project architect, who acts as the principal designer.

Every project is different, so the best way for us to provide an accurate estimate is to review the project drawings. Initially, PDF drawings are sufficient — typically floor plans and elevations as a minimum.

Once received, we can review the information and prepare a free of charge estimate for the proposed SIP system.
