Fantastic news for the SIP Build UK team: not one, not two, but three of our projects have been shortlisted at this year’s Offsite Awards.

The Offsite Awards recognise outstanding projects, technologies and organisations helping to advance the use of offsite construction across the UK. Our shortlisted projects demonstrate the versatility of structural insulated panels across residential development, bespoke Passivhaus construction and modern educational facilities.

Residential Project of the Year

Granby Farm Grove, Harrogate

Granby Farm Grove is an exclusive residential development comprising seven high-specification, energy-efficient homes on the site of a former farmstead close to Harrogate town centre.

Developed by Park Lane Homes, the scheme combines precision offsite construction using structural insulated panels with traditional stone, brick and slate architecture.

The highly insulated SIP building envelope provides strong thermal performance and excellent levels of energy efficiency while allowing each home to reflect the character of its rural surroundings.

The project demonstrates how modern offsite construction can work alongside traditional architectural materials to create distinctive homes that perform as well as they look.

Best Use of Timber Technology

Beamish Passive House

This bespoke self-build home in Beamish uses a SIP system to form the structural and thermal envelope of the main house, gym and garage.

Engineered and manufactured offsite, the panels were supplied and installed to create a precise, highly insulated and airtight structure designed to meet Passivhaus standards.

The SIP system provided a rapid route to weathertight, reduced complexity on site and supported a predictable, coordinated build process from the early design stages through to installation.

Beamish Passive House is an excellent example of how SIP technology can help deliver the levels of fabric performance, precision and airtightness required for an ambitious low-energy home.

Oldfield School STEM Facility

The new STEM facility at Oldfield School showcases the effective use of engineered timber technology to deliver a modern, high-performance education building.

Structural insulated panels, glulam beams and open-web floor systems combine to form a carefully engineered hybrid timber structure. The principal components were precision-manufactured under controlled factory conditions before being rapidly assembled on site.

This approach helped to improve construction efficiency while providing a thermally efficient building envelope and a more sustainable learning environment for the school.

The completed facility demonstrates the potential of combining complementary timber technologies to meet the practical, structural and environmental requirements of modern educational buildings.

Celebrating the Versatility of SIP Construction

To have three projects shortlisted across two award categories is a fantastic achievement and a proud moment for everyone involved.

This recognition belongs to all the clients, architects, engineers, contractors, suppliers, manufacturing teams and site teams whose collaboration, expertise and hard work helped bring these projects to life.

Each project is very different, but all three demonstrate the value of early collaboration, precision offsite manufacturing and a properly engineered building system. From an exclusive residential development to a bespoke Passivhaus home and a new STEM facility, they show just how adaptable SIP construction can be.

The winners will be announced at the Offsite Awards Ceremony on 15 September 2026 at the National Conference Centre in Birmingham.

Congratulations to everyone involved in Granby Farm Grove, Beamish Passive House and Oldfield School STEM Facility. This shortlist recognition is a shared achievement—and we will be keeping everything crossed for September.
