Beamish Passive House Shortlisted for Build It Awards 2026

Beamish Passive House has received further industry recognition, securing a place on the shortlist for Best SIPs Home at the Build It Awards 2026.

The latest announcement marks the third major awards shortlist for the project this year, following recognition at the Offsite Awards 2026 and Structural Timber Awards 2026.

For SIP Build UK, recognition across three separate awards programmes reflects more than the architectural impact of the completed home. Beamish demonstrates what can be achieved when ambitious design, building-envelope performance and a carefully engineered offsite structural solution are considered together.

Three Award Shortlists in 2026

During 2026, Beamish Passive House has been recognised by:

  • Offsite Awards 2026 – Best Use of Timber Technology

  • Structural Timber Awards 2026 – Best Use of Timber Technology

  • Build It Awards 2026 – Best SIPs Home

Each awards programme considers the project from a slightly different perspective, making the continued recognition particularly significant.

From offsite construction and timber technology through to the delivery of a high-performance SIP self-build, Beamish demonstrates the versatility of an engineered SIP solution on a technically demanding residential project.

A High-Performance SIP Home with Measured Results

Beamish Passive House is a bespoke home commissioned within the former walled nursery garden serving Beamish Hall.

Working alongside Preston Farm Developments and GDL Architecture, SIP Build UK provided the design, engineering, manufacture, supply and installation of the house and gym SIP/timber superstructures, taking both structures to weathertight stage. The package also included the supply-only garage frame and canopy.

The project had to respond to a Grade II listed garden wall, retained historic fabric, complex roof geometry, large structural openings and extensive glazing.

Importantly, the performance of the completed home can now be measured rather than simply predicted.

The finished property achieved:

  • 0.98m³/(h·m²) at 50Pa air-pressure test result

  • 0.12W/m²K wall U-value

  • 0.11W/m²K roof U-value

  • SAP rating of 100 A

  • Reported primary energy use of 5kWh/m² per year

  • Approximately five to six weeks to weathertight

These results demonstrate how coordinated structural design, precision offsite manufacture and careful installation can contribute to a high-performance building envelope.

Recognition for the Whole Project Team

Receiving three awards shortlists in one year is a strong endorsement of the work that went into Beamish Passive House.

Projects of this complexity depend on collaboration between the client, architect, contractor, engineers, manufacturers, suppliers and site teams. The recognition Beamish has received during 2026 belongs to everyone involved in bringing the project from design through to completion.

The winners of the Build It Awards 2026 will be announced on 27 November 2026.
