Stotfold Crest Stables: SIP Self Build - Hartlepool

About the project

ARCHITECT: Architectural Design Ltd

CLIENT & PROJECT MANAGER: Annie & Phil

PROJECT TYPE: Self build

SIP Build UK Scope: Full Superstructure – supply and installation of SIP walls, internal walls, intermediate floors, attic truss, plus all additional structure (steel and glulam)

System Products:

172mm SIP Panel

The panels are typically 1220mm wide and can be as long as 7.5 metres in length to suit each individual project. https://sipbuilduk.co.uk/sip-walls/

Attic Trussed Roof

Attic trusses are trusses specifically designed to create a livable space within the attic area.

To incorporate an attic trussed roof on a SIP structure, a hybrid approach can be used. SIPs can be used for the primary load-bearing roof structure, while the attic trusses provide support for the livable space within the attic. This combination allows for the benefits of SIPs, such as energy efficiency and structural strength, along with the flexibility of attic trusses.

Metal Open Web Internal Floors.

A metal open web floor refers to a floor construction method that utilizes metal open web joists or trusses. This design allows for efficient routing of services and provides cost savings, ease of installation, and design flexibility. https://sipbuilduk.co.uk/sip-flooring

Caberdeck

Caberdeck is a structural decking derived from CaberFloor P5, which meets the standards set out in BS EN312: part 5 and BBA-approved, offering additional confirmation of its quality and efficiency. https://sipbuilduk.co.uk/sip-flooring/

TF200

TF200 is a breather membrane product offered by the company Glidevale Protect. It is a high-performance membrane meant for safeguarding external walls including roof while construction is happening.

The costs provided are totally indicative and should be used informatively and not part of any detailed budgeting process. How long is a piece of string comes to mind!!! https://sipbuilduk.co.uk/sip-cost/

We do hope however that this helps to provide a picture of what can be achieved with our structures within different budget ranges.

Project Overview

Set within the working grounds of Stotfold Crest Equestrian Centre in Hartlepool, this three-storey, four-bedroom family home demanded premium quality, exceptional thermal performance and minimal disruption during construction.

The brief was clear: deliver a forever home capable of withstanding full coastal exposure to the North Sea while maintaining a calm, comfortable internal environment all year round.

Soft-stone façade and charcoal slate roof blending modern and rural design.

SIP Build UK delivered the complete superstructure, providing the client with one point of contact for the full SIP installation. The system included walls, internal partitions, floors, and attic truss, as well as all required steel and glulam structure.

Backed by BBA certification, STA Gold Assured status and ISO 9001 quality management, the system provided total peace of mind for both client and mortgage provider.

Performance and Results

The home’s 172 mm SIP panels achieve a U-value of 0.15 W/m²K with no additional insulation. The thinner wall build-up also reclaimed around 240 sq ft of additional floor area compared with a traditional masonry approach.

Now fully occupied, the property offers a full year of post-occupancy data—proof, not promise.

  • Zero heating bills: The combination of SIP fabric, Ground Source Heat Pump (GSHP) and Solar PV results in a home that actually pays back around £900 per quarter in energy credit.

  • Year-round comfort: Smart meter data shows internal temperature variation of less than 1.5°C between seasons – achieved with no mechanical cooling.

  • Acoustics: Despite its proximity to a working yard and the A19, internal sound levels average under 30 dB.

  • Maintenance: After a year of coastal exposure – zero fabric issues.

Externally, the soft-stone façade, charcoal slate roof and full-height glazing integrate effortlessly into the rural setting while delivering a crisp, modern aesthetic.

Why This Project Wins

This project demonstrates what a certified, modern SIP system can achieve when the brief is fast build, high performance, and future-ready.

  • Heating pays for itself: GSHP and Solar PV eliminate heating costs and export energy back to the grid.

  • Gold-standard assurance: STA Gold, BBA approval and ISO 9001 quality systems deliver long-term confidence.

  • Fabric-first efficiency: A SIP envelope already exceeding the 2025 Future Homes Standard—no retrofit required to meet 2050 net-zero goals.

  • Design intelligence: Full-height glazing captures morning light; deep overhangs prevent overheating.

  • Sustainability: PEFC-certified timber, a manufacturing radius under 75 miles, and an operational carbon footprint 65% lower than a typical UK detached home.

  • Proven results: Real-world performance data—low running costs, airtight comfort and stable conditions throughout harsh North East winters.

This home stands as a living demonstration that a Gold-Assured, BBA-approved SIP system is faster, greener and more precise than traditional methods—exactly what this award celebrates.

Client Testimonial

“We can’t thank SIP Build UK and our architect enough and would recommend both without hesitation. The house is warm, quiet and incredibly economical to run—we actually receive a credit of around £900 each quarter with our GSHP. We love the consistency of the internal environment and the feel that the SIP system provides. Would we do it again with SIP Build UK? Absolutely.”
