Metal Open Web Internal Floors.

Caberdeck

TF200 is a breather membrane product offered by the company Glidevale Protect. It is a high-performance membrane meant for safeguarding external walls including roof while construction is happening.

Project Overview
Tucked away in the sought-after Surrey village of Chiddingfold, this luxury bespoke residential development features five detached homes — each a perfect balance of timeless design, modern performance, and impeccable build quality.
Developed by Hawksmoor Homes and designed by OSP Architecture, this exclusive private cul-de-sac offers the quiet of the countryside with easy access to London—just 50 minutes by train. It’s a showcase of high-end living without compromise, with craftsmanship and comfort at every turn.
The Build
To achieve the high performance demanded by Hawksmoor’s specification, the homes were constructed using a Structural Insulated Panel (SIP) system supplied and installed by SIP Build UK.
The 150mm SIP wall and 175mm SIP roof system delivers a highly efficient thermal envelop achieving target U values off the shelf without the requirement for additional insulation to be installed. Combined with wet screed UFH systems at both ground and 1st floor and air source heat pumps these high performance dwellings with a fabric first approach deliver an EPC rating of B.
The fast-paced program was set for just 12 weeks for the install of the 5 SIPs systems. Each plot with a handover date scheduled so that follow on trades could work immediately both internally and externally on the plots as they were handed back. This significantly reduced the overall program time on site for the client minimising risks and cost.
This approach allowed Hawksmoor Homes to:
- Reduce on-site build time and improve programme certainty
- Maximise insulation performance while minimising wall thickness
- Achieve exceptional airtightness and low running costs
- Deliver design flexibility, retaining the classical aesthetic OSP Architecture had envisioned
Design Approach
Working within an Area of Outstanding Natural Beauty (AONB), OSP Architecture developed a refined planning application that sensitively responded to the site and surrounding landscape.
The scheme was redesigned to reduce the overall footprint, scale, and mass—creating a layout that feels open, balanced, and connected to its setting. Retained mature trees and extensive new landscaping further anchor the homes in the local environment, ensuring the development complements rather than competes with the landscape.
The use of SIPs supported this landscape-led approach by allowing for precision manufacturing, reduced site traffic, and a quieter, cleaner build process—critical factors within sensitive rural locations.
