Attic Trussed Roof
Attic trusses are trusses specifically designed to create a livable space within the attic area.
To incorporate an attic trussed roof on a SIP structure, a hybrid approach can be used. SIPs can be used for the primary load-bearing roof structure, while the attic trusses provide support for the livable space within the attic. Metal Open Web Internal Floors.

Caberdeck

TF200
TF200 is a breather membrane product offered by the company Glidevale Protect. It is a high-performance membrane meant for safeguarding external walls including roof while construction is happening.

Granby Farm Grove
Granby Farm Grove is an exclusive residential development located close to Harrogate town centre, combining traditional Yorkshire architecture with modern offsite construction using structural insulated panels. Delivered by Park Lane Homes, the scheme comprises seven high-specification family homes designed to provide strong thermal performance, modern energy efficiency and long-term residential comfort.
The development demonstrates how a modern SIP housing development can successfully balance architectural character, precision manufacturing and high-performance building fabric within a sensitive rural setting.
Traditional external materials including coursed Yorkshire stone, rustic brickwork and natural slate roofing were carefully selected to reflect the character of the former farmstead site while benefiting from a precision-engineered offsite structural system.
Precision Offsite SIP Construction
SIP Build UK was appointed to design, engineer, manufacture, supply and install the primary structural envelope across the seven-plot development using a hybrid engineered timber system.
The project incorporated:
- 150mm structural insulated panels
- 304mm metal open-web floor joists
- Hybrid roof construction
- Precision offsite manufacturing
Manufacturing the structural envelope offsite allowed the SIP panels to be delivered to site ready for installation, enabling the buildings to be erected rapidly and helping the homes achieve the weathertight stage efficiently.
Compared with traditional masonry construction, the use of offsite construction simplified the building envelope by integrating structure and insulation within a single engineered panel. This reduced the number of onsite construction stages while improving installation accuracy and helping maintain consistent construction quality across all plots.
The precision-manufactured approach also supported improved programme certainty while reducing material waste and improving build coordination across multiple house types.
High-Performance Building Envelope
The highly insulated and airtight SIP envelope forms the foundation of the development’s energy-efficient design strategy.
Each property incorporates:
