Granby Farm Grove | Luxury SIP Housing Development in Harrogate
About the project
CLIENT & PROJECT MANAGER: Park Lane Homes
PROJECT TYPE: Seven high-specification family homes
SIP Build UK Scope: Full Superstructure – supply and installation of SIP walls, internal walls, intermediate floors, attic truss, plus all additional structure (steel and glulam)
System Products:
150mm SIP Panel
The panels are typically 1220mm wide and can be as long as 7.5 metres in length to suit each individual project. https://sipbuilduk.co.uk/sip-walls/
Attic Trussed Roof
Attic trusses are trusses specifically designed to create a livable space within the attic area.
To incorporate an attic trussed roof on a SIP structure, a hybrid approach can be used. SIPs can be used for the primary load-bearing roof structure, while the attic trusses provide support for the livable space within the attic. This combination allows for the benefits of SIPs, such as energy efficiency and structural strength, along with the flexibility of attic trusses.
Metal Open Web Internal Floors.
A metal open web floor refers to a floor construction method that utilizes metal open web joists or trusses. This design allows for efficient routing of services and provides cost savings, ease of installation, and design flexibility. https://sipbuilduk.co.uk/sip-flooring
Caberdeck
Caberdeck is a structural decking derived from CaberFloor P5, which meets the standards set out in BS EN312: part 5 and BBA-approved, offering additional confirmation of its quality and efficiency. https://sipbuilduk.co.uk/sip-flooring/
TF200
TF200 is a breather membrane product offered by the company Glidevale Protect. It is a high-performance membrane meant for safeguarding external walls including roof while construction is happening.

The costs provided are totally indicative and should be used informatively and not part of any detailed budgeting process. How long is a piece of string comes to mind!!! https://sipbuilduk.co.uk/sip-cost/
We do hope however that this helps to provide a picture of what can be achieved with our structures within different budget ranges.
Granby Farm Grove
Traditional Yorkshire Character. Precision Offsite Construction.
Located close to Harrogate town centre on the site of a former farmstead, Granby Farm Grove is an exclusive development of seven high-specification family homes designed to combine traditional rural architecture with modern standards of energy efficiency, comfort and construction performance.
Delivered for Park Lane Homes, the development includes a mix of detached, semi-detached and townhouse properties, carefully designed to reflect the character of the surrounding North Yorkshire landscape while supporting contemporary family living.
Behind the traditional stone, slate and barn-inspired forms sits a precision-engineered offsite structural system designed to improve build predictability, construction quality and long-term building performance.
A Modern Structural System Behind Traditional Architecture
Although modern offsite construction methods were used to form the primary structural envelope, the architectural design responds sensitively to the historic farmstead setting.
Selected plots incorporate coursed Yorkshire stone, while others utilise rustic red brickwork combined with natural slate roofing. The semi-detached homes adopt barn-inspired forms that reflect the agricultural heritage of the site.
The result is a development that balances traditional architectural character with modern methods of construction and energy-efficient residential design.
Energy-Efficient Family Homes
The homes at Granby Farm Grove were designed to exceed modern building regulation standards for energy efficiency while supporting long-term residential performance.
Each property incorporates:
- Air source heat pumps
- Underfloor heating to the ground floor
- Wastewater heat recovery systems
- Electric vehicle charging points
- High-speed fibre connectivity
The high-performance SIP envelope works alongside these systems to help reduce operational energy demand while maintaining stable internal temperatures throughout the year.
By integrating structure and insulation within a single engineered panel, the offsite structural system simplifies the building envelope while supporting strong thermal performance and improved airtightness across the development.
Why SIP Construction Was Selected
A structural insulated panel (SIP) system was specified to provide a high-performance building envelope capable of supporting both construction efficiency and long-term residential comfort.
The development utilises a hybrid engineered timber structure combining:
- 150mm SIP wall panels
- 304mm metal open-web floor joists at 480mm centres
- Hybrid roof construction
The coordinated offsite structural system allowed the primary building envelope of each home to be manufactured offsite in controlled factory conditions before delivery to site ready for installation.
Compared with traditional masonry construction, the SIP approach reduced the number of individual construction stages required to form the structural and insulated envelope.
Panels were manufactured to precise dimensions, allowing the structural shell of each property to be erected quickly and accurately while helping maintain consistency across all plots within the development.
Precision Offsite Delivery
SIP Build UK designed, engineered, manufactured, supplied and installed the structural system across the seven-plot development, providing a fully coordinated offsite solution from design through to installation.
Manufacturing the structural system offsite enabled the buildings to reach the weathertight stage quickly, allowing follow-on trades to begin internal works earlier and supporting improved programme coordination across multiple house types.
Factory manufacture also ensured accurate panel tolerances and consistent construction quality throughout the scheme.
The SIP system provides a highly insulated and airtight building envelope while supporting the traditional materials and detailing required by the development design.
Coordinated Construction Across Multiple Plots
For a development comprising multiple house types, consistency was critical.
The use of precision-manufactured SIP panels helped maintain repeatable construction quality across all seven plots while improving installation accuracy and reducing site waste.
Compared with traditional onsite masonry construction, the offsite structural system simplified the construction process by integrating structure and insulation within a single coordinated envelope solution.
This helped support build efficiency while maintaining the architectural quality expected of a premium residential development.
